Victorian homebuyers have had a $40,000 reprieve after the state government quietly delayed a major change to building codes. It comes as the state’s biggest builder tips a home boom next year
Announced last year, the revised code was slated to begin from October 1 this year. But an update to the Victorian Building Authority website postponed the code change to May 1, 2024.
Mr Trevaskis said the industry had estimated the cost of meeting the new requirements would add approximately $30,000-$40,000 to the price of building a new home, though could be higher for bigger builds. Housing Industry Association Victorian executive director Keith Ryan said the worst of a shortage of tradies fuelled by interstate demand and Victoria’s Big Build was also showing signs of easing, which would make preparing for the NCC changes easier.
“Consumer demand is also a factor and you already have homes well and truly above the requirements because people want them.” “And by May next year a good 50 per cent of our display homes will be NCC compliant, but the others we will still have to explain changes for,” Mr Langfelder said.Trades people are also expected to become more accessible over the coming months.
