‘It Wasn’t Paradise’: The Surprising Downsides of Living in a Beach HouseThe nightmare turned a quiet Los Angeles neighborhood into the scene of wild “megamansion parties that you see on the news,” with hundreds of young people carousing at all hours of the night and aggressive dogs prowling the property.

“Before I knew it, they were renting out my houses every night. I was making money hand over fist,” she says.California homeowner Cheri Woods has had to pay more than $100,000 in damages since July at her Calabasas rental property after her tenants threw a party. And while Woods had a good 13-year run in the short-term rental market, the COVID-19 pandemic made it near impossible to hire cleaners and Woods had to do the cleaning herself. Then, her mother, who was in her 90s, became ill.

A video, posted on Instragram and viewed by Realtor.com, shows Woods’ property packed to the rafters with debauched youth dive-bombing into her shallow pool. The parties, dubbed “rages” and advertised on social media, were not only disturbing the peace, but also any of the attendees could have severely injured themselves on Woods’ property, leaving her open to lawsuits.

While the property was “disgustingly filthy,” many things were stolen, and most of the furniture had been moved around, Woods figured it could have been much worse.Woods believes her tenant made a swift exit to preserve his clean renting record, and an eviction would show up on a background check. She estimates that the four-month debacle cost her approximately $100,000 in lost income, cleaning, repairs, and attorney fees.

And be sure to get references for a prospective tenant—including old landlords—and make calls yourself. Of course, the problem tenant can ignore all of this—Woods had clauses about pool maintenance and no pets, which she says went unheeded—but a strong, detailed lease will help your cause if you have to start the eviction process.Stop by in person to check things out occasionally, and do not feel shy about adding outdoor surveillance cameras if your lease allows it.
