We asked San Antonio’s assistant planning director for more details about the city’s proposed land use and zoning changes around Toyota’s South Side plant.
The city of San Antonio ’s proposed changes to land use and zoning patterns around Toyota Motor Manufacturing Texas Inc.’s plant on the South Side has caused confusion among property owners in the area. Those changes include what’s known as the Texas A& M Regional Center Plan, a document that would guide land use around the Texas A& M University - San Antonio and Toyota ’s plant, and an industrial compatibility overlay district, which would add a zoning component.

After outcry from South Side residents, city panel delays vote on zoning change around Toyota plant We’re most concerned with the future health and safety of people who could be living by an industrial use, because at the end of the day, we’re talking about a piece of property that is zoned mixed heavy industrial. If folks are permitted to live within close proximity of that site, we don’t know — down the road — what that site ultimately could contain.

That doesn’t mean that we recommend approval or denial strictly based on a 3-mile distance. We’ve approved many cases that are within 3 miles of the Toyota plant.

The issue is going to be whether or not you want to add additional densities, and we provide some exemptions. For example, if you’re working on a project that adheres to the zoning and land use classifications on your property, you’re allowed to continue with that project.
