The Speed to Market group, a collective of life sciences and real estate professionals, has reported a slowdown in biomanufacturing activity in the Philadelphia region. This trend is attributed to a shift in investor focus from gene therapy to artificial intelligence (AI). During the height of the COVID-19 pandemic, the group played a crucial role in connecting biotech developers with manufacturing facilities, tracking over 2 million square feet of potential life science space.

However, by 2022, over half of these projects faced cancellations or delays, casting uncertainty over the future of biomanufacturing in the area.Tim Kelly, a partner in Norwood Co. and a leader of the Speed to Market group, highlights the impact of reduced funding from private equity firms, which have prioritized investments in AI and other emerging technologies. Banks are also hesitant to provide financing until more tenants commit to long-term leases. This financial tightening has led to several setbacks, including Exelixis, a California-based company developing cancer gene therapies, abandoning its newly established Radnor hub.Despite these challenges, the Speed to Market group remains optimistic about the long-term prospects of biomanufacturing in Philadelphia. They point to continued investment from large pharmaceutical companies (Big Pharma) as a positive sign. Additionally, the group is actively seeking opportunities to attract new tenants and stimulate growth in the life sciences sector. Pennsylvania Governor has expressed support for investing state funds in biotech facilities, a strategy successfully employed by Massachusetts and Maryland to attract manufacturers. Lou Kassa, president of the Pennsylvania Biotechnology Center, believes that such initiatives could provide a much-needed boost to the region's biomanufacturing industry
