Studios, one-bedroom, and two-bedroom apartments have all grown across most major cities, adding between 4 and 13 square feet to their average floorplans. Notably, San Francisco apartments have expanded the most among large cities, gaining 59 square feet over the last decade. Queens follows with a 39-square-foot increase. However, Seattle still holds the top spot for the smallest apartment size in the U.S., with new units averaging 649 square feet, a 57-square-foot decrease compared to older rentals. The Emerald City also clinched the tiny crown in 2023, with an average unit size of 661 square feet - meaning that the average floor plan shrank nearly 20 feet in a year.Florida's Tallahassee and Gainesville now lead the nation in apartment size, with Tallahassee offering an average of 1,130 square feet for new units completed in the last 10 years. Gainesville follows closely with an average size of 1,122 square feet. Overall, while the trend towards larger apartments is evident in several big cities, Seattle remains known for its tiny rental spaces with sky-high prices.
