A father and son duo from Swiss Cottage, north London, have been ordered to pay a substantial £20,000 court bill following a legal dispute with their neighbour, music teacher Jodie Schloss.

The conflict arose after Robin Larkins and his father Derek Larkins allegedly left their washing to dry on the private patio of Ms. Schloss' £2 million flat, which she claimed was part of a broader campaign of harassment and trespassing. The trio reside in garden flats within a five-storey Victorian villa, sharing access to a communal garden.

While the Larkins' flat provides direct access to the garden, Ms. Schloss' property requires her to use a passageway that she argues is part of her home. For years, she had permitted other residents to use this passageway, but after withdrawing her consent, she accused the Larkins of forcing the gate open twice and changing the lock without permission. The legal battle intensified when Ms. Schloss sought an injunction to prevent further trespassing, citing 'justified privacy concerns.

' Despite the Larkins agreeing not to enter her passageway again, the court ruled in Ms. Schloss' favour, imposing the hefty financial penalty. The case took a dramatic turn when Ms. Schloss discovered damage to her gate's lock, which she attributed to the Larkins based on CCTV footage. She reported the incidents to the police and even provided Robin Larkins with a key, only to retract it after seeing his father using a crowbar.

The Larkins, representing themselves in court, argued that their actions were motivated by a desire to protect other residents' access to the communal garden, which they claimed had been a shared space for 30 years. They maintained that the passage was the only way to reach the garden and that all leaseholders had contributed to its maintenance.

However, the court found their behaviour unreasonable, particularly after Robin Larkins changed the lock on the gate without providing Ms. Schloss with a key. The final straw came when the Larkins' washing was found on Ms. Schloss' patio in April 2026, prompting her to seek legal intervention. Despite the Larkins' insistence that their intentions were not malicious, the court upheld Ms. Schloss' claim, emphasizing the importance of respecting private property boundaries
