Retail Wrap: Former Spring Branch warehouse gets new life as neighborhood hub

Show Less The investors behind the redevelopment of the Houston Farmers Market unveiled plans for a neighborhood spot with outdoor spaces in Spring Branch in a redevelopment that will house the second locations for two Underbelly Hospitality restaurants, plus a new venue by the owners of Wakefield Crowbar.

MLB Capital Partners, a Houston-based company founded by realty veterans Todd Mason, Jeff Lindenberger and Fred Baca, announced construction is underway on the former warehouse on 1.5 acres at the corner of Witte Road and Westview Road. The nearly 8,400-square-foot project, located at 1222 Witte Road just north of a new Hike & Bike trail, is fully leased. “We saw potential early on to reinvigorate this site as a community lifestyle destination in the fast-growing Memorial area,” Jeff Lindenberger, partner, MLB Capital Partners, said in an announcement. “Nestled in the Spring Branch neighborhood and offering ease of accessibility to Katy Freeway, this location is well-suited to cater to community gatherings, workday lunches, family outings and everything in between. We’re excited to see the intersection evolve with neighboring developments from Newfound Partners and Revive Development.”, a restaurant offering “a fresh take on traditional Texas” cuisine, will occupy 4,563 square feet and, a bar with sand volleyball courts from the owners of Wakefield Crowbar in the Garden Oaks area, will occupy a 2,500-square-foot space overlooking three sand volleyball courts with a covered patio adjacent to the greenspace. The Decoy will host happy hours, private parties, game day and corporate events. The design team includes architect Cisneros Design, civil engineer Sandlot Engineering, general contractor Yellowcrown, and interior designer Norton Creative. Opening is planned in the second quarter of 2023., an Austin-based Western brand selling boots, bags, apparel and accessories directly to consumers, will open at store in CityCentre at 800 Town & Country Blvd on Tuesday. Since starting as an online retailer in 2015, Tecovas has grown to 23 locations, including three in Houston.announced plans to build a 26,000-square-foot clinic in the Vanderbilt Square shopping center at 3003 W. Holcombe Blvd. near its flagship Spencer R. Berthelsen Main Campus. The space was previously occupied by Barnes & Noble. Initially, Kelsey-Seybold Clinic – West University will provide temporary space for providers at the Berthelsen Main Campus while that campus is renovated. Opening in planned in the spring of 2023. Once renovations at the main campus are completed in 2024, the new clinic will have space for up to 13 providers offering adult and pediatric primary care., an organic juice bar franchise with more than 120 locations nationwide, opened a location at 2110 Pearland Parkway. The business is owned and operated by health and wellness advocates Megan and Thomas Wilson. Clean Juice offers cold-pressed juices, smoothies, healthy bowls, toasts, wraps and more.opened its first H-E-B in-store retail branch at 13663 FM 1488 in Magnolia. The 500-square-foot branch offers full-service banking with lobby and ATM services. Based in The Woodlands, Woodforest National Bank has 760 bank branches across 17 states including four in Magnolia. H-E-B opened the 112,000-square-foot Magnolia Place H-E-B in early November, along with another new store in the Market at Willis Shopping Center at 12350 Interstate 45 North in Willis.leased 1,700 square feet at Village Square at Walden, at 17112 Walden Road, Montgomery. Kidder Matthews of JLL represented the tenant. Jeremiah's Italian Ice leased 1,400 square feet in Shoppes at Magnolia Circle, 7424 FM 1488, Magnolia, from NewQuest Properties. Lara Lee LaMendola and Andrew Alvis of NewQuest Properties represented the landlord. Cyrus Chen and Karol Snyder of CYC Commercial LLC represented the tenant.
