According to the real estate brokerage firm Redfin, these factors have contributed to a decline in pending home sales during the four weeks ending January 12. Redfin's Homebuyer Demand Index, a seasonally adjusted measure of home tours and requests for buying services, has plummeted 11% month-over-month, reaching its lowest point since August. Pending home sales also experienced a sharp 8.4% year-over-year decrease, the most significant drop since October 2023. New listings fell by 3.6% annually, marking the largest decline since September 2023. While active listings saw a 9.8% year-over-year increase, this represented the smallest rise in nearly a year.Adding to the challenges, the median housing payment nationwide has reached its highest level in over two months. Home prices have surged 5.8% year-over-year, and average daily mortgage rates soared to their highest point since May last week. The situation in California is particularly dire, with wildfires in the Los Angeles metropolitan area suppressing homebuying demand and listings. Redfin attributes this to an increase in buying and rental demand from displaced individuals. Los Angeles pending sales dropped 4% year-over-year, and new listings declined 2.5% during the four-week period ending January 12. Redfin believes these declines would have been less severe without the wildfires and anticipates further drops in the coming weeks. Many Redfin agents are focusing on assisting people in finding rental properties quickly, as rentals are in high demand.
