A local residents association raised a petition against the development

A planning application for an apartment block in the Sandy Row area in South Belfast has been approved despite a wave of local objections.

A petition in protest of the proposed application was set up and the council received 130 representations of objection from local residents, including the Blackstaff Residents Association. No objections were raised by statutory consultees. Concerns were also raised about construction work and noise impact on the residential amenity, overburdening the existing sewerage system, safety concerns, and loss of safe access required for ambulances and care workers.

“They emphasised that two bed/two person is not an approved form of social housing however. The agent has stated they can confirm the type of units required can be provided in line with the agreed to ensure the feedback from NIHE is complied with. The remaining units are a mix of one bed/two person and two bed/three person.”

“The taller element of the building will be situated to the east of the site, and therefore adjacent to Whitehall Square. The opposite side of the building adjacent to Oban Street displays a 3 storey element with 1 storey setback, which is considered to respect the residential scale of the dwellings adjacent on the Donegall Road.

“The development is accessed via Gaffikin Street and Donegall Road both for pedestrians, and Gaffikin St for the car park. Defensible space is provided to the front of the ground floor apartments in the form of a 1.1metre metal railing with a hedge. This should alleviate any safety concerns.”
