San Marcos will drop some restrictions on short-term rentals, but wants to limit the number of rentals in certain residential areas.

San Marcos is moving ahead with changes to its rules on short-term rentals, but city council members remain undecided on whether to limit the number of rentals allowed in residential areas. The San Marcos City Council on Tuesday voted 4-2 to approve changes to its ordinance that will ease some restrictions but add new requirements. The council must vote again on a second reading before the rules take effect.

San Marcos moves to ease its rules on short-term rentals The ordinance separates rentals into two categories: Type 1 rentals, in areas that are primarily single-family residential, and Type 2 rentals, where the majority of the structures are not single-family residential. Type 1 rentals would be limited to one per block, or every 660 linear feet, whichever is more restrictive, and the city will notify all neighboring properties within 400 feet if a permit is issued.

Hays County OKs tax break for new Buc-ee’s in San Marcos Mayor Jane Hughson encouraged the council to pass the ordinance, then review changes before approving it on a second reading. The ordinance will come back to the council for final approval. San Marcos had 33 registered short-term rentals registrations and three actively in the renewal process in early February, Carr said.
