The Pennsylvania Association of Realtors is warning about a scam in which people pose as landowners in order to sell vacant lots.Shanna Terroso, the CEO of the Realtors Association of York and Adams Counties, said she has been hearing from members about the scheme for most of the year, mainly in Adams County.Terroso said she had not heard of any land scams that were successful. “They’ve been found out prior to them getting to the settlement table, fortunately,” she said.
Lerner said that the scheme involves identification theft and forged documents by scammers. “They’re getting much more sophisticated,” he said. The man’s attorney learned that someone impersonating the owner sold the lot to a real estate firm for $350,000 and then that company started constructing the house. The Post reported that the man was demanding that the house be demolished.
Tammy Shearer, the Cumberland County recorder of deeds, said her office does not offer notification services, but would consider using one if it would benefit property owners. She said there have been no reports of land scams in her county.There is a small fee to download records, she said. If anything looks unusual, Shearer urged property owners to call her office.
