Real estate roundup: Retail and apartments coming to Audubon community in Magnolia
Pinecroft Realty has tapped Transwestern Real Estate Services to handle leasing of Crenshaw Medical Office Building at 5044 Crenshaw Road.has purchased 20 acres in the Audubon master-planned community in Magnolia for retail and apartment developments. The seller was Audubon Magnolia Development. Audubon spans nearly 3,000 acres near Texas 249 and FM 1488 in Montgomery County. About 550 acres are reserved for mixed-use development.
In phase one, XAG plans to build a two-story retail center with approximately 30,000 square feet that will bring specialty stores and restaurants to a pedestrian-friendly outdoor setting in early 2024. Next, Rasha at Audubon will consist of a three-story garden-style apartment complex and four-story urban-style midrise apartment building totaling 326 units. The midrise apartments will have a business center, coworking spaces, a fitness center, yoga studio, family movie theater and game room.
“This hybrid mix caters to both suburban and urban living experiences,” XAG Group Chief Executive Officer Nathaliah Naipaul said in an announcement. “The garden apartments will have a sprawling layout of landscaped grounds and amenities such as a swimming pool, party house, courtyards, pet park and outdoor activity spaces with direct exterior access to each of the units.”
