Facts are important and Edwards gets few if any of these right. He describes the development as “low-impact” and “providing for increased density that fits the neighborhood.

To drive profitability, Ivory asks for a rezone to reduce lot sizes and a planned development to shrink setbacks, so they can put oversized homes onto shrunken lots. This is not “low-impact” or “density that fits the neighborhood.” Perhaps most important is an aspect Edwards fails to mention at all. In order to increase building density above that which the land will naturally accept, Ivory proposes to obliterate the natural terrain of this highly sloped foothills lot, bulldozing it into a series of flat, multi-lot building pads, requiring 1,625 linear feet of retaining walls, as high as 17 feet, that will scar the hillside. This proliferation of retaining walls will be the dominant visual feature of this development.
