Multiple extensions for traditional Lancashire terraced houses refused in planning crackdown
Pendle councillors are being advised to refuse various home extension plans at a special meeting of Pendle Council this week, amid a shake-up of the borough’s area committee and planning system.
However, critics say Lancashire’s distinctive rows of terraced houses are at risk from badly-designed extensions. They also claimed that allegedly inconsistent decisions made by area committees against advice or council policies could leave Pendle Council at risk of costly planning appeals. These include a planned single storey rear extension at 163 Halifax Road, Brierfield, for applicant Nigat Sultana. Pendle Council planning officers believe the extension design is ‘poor’ and poorly relates to the existing built form of properties, according to a report for the meeting. The development would also have a detrimental impact on a neighbour’s ability to enjoy their outside space, the planning officers fear.
A single-storey rear extension with a flat roof and roof lantern at 5 Wharfedale Avenue, Reedley, for Mrs S Hussain is also recommended for refusal. Officers say it would harm the living environment of neighbours at 7 Wharfedale Avenue and enjoyment of their home. Planning officers say the development would be a ‘modern, bulky’ extension to the front of the traditional two-storey house which would not be sympathetic. The location takes a prominent position in the surrounding area and views of the proposed development could be seen from key public rights of way.
Also recommended for refusal are proposed dormers to front and rear roofs of 208 Every Street, Nelson, for applicant Nisar Ahmed. The proposed dormer windows would lead to a considerable reduction in the character of the Whitefield Conservation Area and would not be outweighed by public benefits, planning officers believe.
