After spending two years planning and meeting with Middleburg Heights residents and city officials, as well as working through a few obstacles on the site, Joe Ruggiero of Ruggiero Construction can finally begin preparing to construct the new Benedict Subdivision’s model home.

This drawing shows the two-story option for a modern farm-style home in the new Benedict Subdivision in Middleburg Heights. preliminary plans for the 16 single-family detached cluster home development in December 2022.

The Benedict Subdivision road is in, and Ruggiero Construction anticipates breaking ground for the model home in the coming months. At the Sept. 9 Streets Committee meeting, Ruggiero said the homes will be in black and white “modern farm style.” The one- and two-story residences will have no basements. A homeowners association will be established.

“Every exterior is going to match,” Ruggiero said, noting they will have black roofs, white siding and black garage doors. “I’d like to start the model home this year if we can.”According to subdivision drawings, prices begin at $423,000 for a 1,660-square-foot ranch-style home and $435,000 for the 2,156-square-foot two-story option.
