As Utah County continues to lead the state in population growth, a massive new development planned in Lehi's Sky View area is raising questions about whether roads, schools and other infrastructure can keep pace.
The project, located near Traverse Terrace Drive and Center Street, will span hundreds of acres and include thousands of homes and apartments, retail and office space, and a new temple for The Church of Jesus Christ of Latter-day Saints.
For residents like Daison Merrill, the growth was part of the appeal.
"We were the first house actually to move in," Merrill said. Merrill said he and his family chose the area because of its potential.
"Another big thing for us is looking at an area that we could get into that's going to grow," he said. "And this area is definitely one of those areas that's booming. " The development is one of several major projects transforming northern Utah County as cities work to accommodate a growing population. Merrill said he is excited about the amenities planned for the area, including the future temple and additional commercial development.
"We're excited to see the temple go in," he said. "I think that's going to be a huge asset for this community, for Lehi in general, and then just all the other restaurants and things that are coming in. "Daniel Wayne, community planning and economic development manager for the Mountainland Association of Governments, said the site benefits from existing transportation infrastructure and access to transit. "The location of the proposed development is appropriate," Wayne said.
"Given its location on a major highway, there's a FrontRunner station and other transit services just to the west. It's well located and will support the continued growth that's going to happen in northern Utah County.
" Wayne said planners use transportation models to analyze how large developments will affect traffic and infrastructure needs. "We have a travel demand model that evaluates the impact of all those developments on streets and roads and other performance metrics," Wayne said. "We use that to evaluate what types of improvements might need to be made to existing roads or if new roads are needed to service the development.
""If there are improvements that are needed from a regional roadway perspective, we can work with them to develop those, or any type of technical assistance along those lines," Wayne said. While planners are optimistic about the area's future, some residents remain concerned about whether public services can keep up. For Merrill, one of the biggest questions involves local schools.
"There's definitely some concerns for me when it comes to the schools and the capability of them keeping up with the influx," he said. KUTV reached out to Lehi city officials for details on how the city plans to ensure infrastructure keeps pace with development and whether additional schools are being considered. The city had not responded by the time of publication.
