The home kept its historic facade while most of the interior was given over to the designers during the showcase.If you’re one of the lucky few in the market for a San Francisco mansion near Billionaires’ Row, a $2 million price cut probably isn’t going to be what makes or breaks your decision to buy a home. But it’s put a spotlight back on 2698 Pacific Ave., a historic home originally listed for $26.8 million that slashed $2 million from its asking price in May.

The stately corner house in Pacific Heights that was the host of the 2017 San Francisco Decorator Showcase now has. Listing agent Herman Chan said so much has changed since the mansion was first listed in 2019. Despite the building’s pedigree, it’s harder to sell homes of this scale these days.

The nearly 11,000-square-foot home features eight bedrooms, six bathrooms and two half-bathrooms. The expansive kitchen was named House Beautiful’s “Kitchen of the Year” and is larger than most San Francisco studio apartments. There’s also an elevator that services the four floors and a motor court that fits seven cars. The view from the primary bathroom alone would rival any claims of the “best view in San Francisco.

Perhaps the most lauded space is the living room, designed by Jonathan Rachman and inspired by the relationship between fashion designer Hubert de Givenchy and Audrey Hepburn. It's decked out in lush fabrics of emerald green and gold, encased in hand-embroidered wallpaper.They bought ticketsFor the right price, Chan said buyers could even negotiate for all those furnishings to be included in the sale.

Upon entering, a grand, carved wooden double staircase flows up to the second floor, stealing the show before you even can glance at the rooms around you. An original hearth commands the living room and intricately carved wood built-ins flow into the dining room. And the coffered ceilings. Oh, the ceilings. “For a younger buyer, that’s not going to resonate as much,” Chan said.
