This week, the Gulf Shores City Council unanimously passed a solution. Starting Monday, the city is pausing applications for large-scale residential projects."So making sure that what's left available fits into the long range plan for the city and for the community is a real big, important part of government planning," said Brown. City leaders will spend the next year developing a comprehensive plan for Gulf Shores. Brown says the plan hasn't been updated in over a decade. The goal is to map out open land, determine the city's needs, evaluate infrastructure, and examine options for better road usage. Alabama Coastal Homes CEO John Herron says 12 months of planning means 12 months of fewer work opportunities. "And frankly, it's really starting to hurt a lot of the local people who have purchased property and were looking forward to building," Herron said. Herron says his company constructs homes in across Baldwin County. He says a pause on new builds has a trickle down effect. "That trickle down goes to our subcontractors, which is the electricians, the plumbers, HVAC, trim carpenters, painters, everybody in the supply chain," Herron said. Pausing residential projects isn't unique to Gulf Shores. Foley, Fairhope and Orange Beach have started similar initiatives in the last year. "We want to make sure that as we look at development and smart development that it's handled in such a way that represents who we who we want to be," Brown said."If you have a single existing lot that doesn't require any additional city infrastructure, don't need a new road, don't need additional utilities brought to the site, it's just a simple subdivision," Brown said. "Those will be still accepted."Brown says community input is vital for the planning processes.
