Future of former Le Colonial space takes shape

After buying the property in April, the owners are coming closer to finalizing plans for the 16,000-square-foot property

When the new owners of 20 Cosmo Pl. purchased the historic San Francisco building in April, it was unclear what the plan was for the property that had previously housed Trader Vic’s and Le Colonial. Now, months later, Juan Loredo and Jose Natividad say that plans have come closer to being finalized for the more than 16,000-square-foot space with entrances on Sutter Street and Cosmo Place not far from Union Square.

“It’s such a long process we have to go through for what we want to do,” Loredo told The Examiner in a recent interview. “Things could change as we go.” The duo owns and operates three bars in the Bay Area — Persona around the corner on Sutter, and Barrelhouse and Vinyl Room in Burlingame. So, while unsure initially about what to do with their new property, they knew they wanted to operate a bar on the second floor alongside one or two other businesses at the property. “At one point, it was six independent businesses operating out of Sutter ,” Loredo said. “The downstairs used to be Trader Vic’s.” As time went on, the businesses left, and the storefronts sat empty. Loredo said the pair wants to reopen some of the storefronts, which would have their own entrances on Sutter Street, while they manage the bar.“The restaurant has great bones,” Loredo said. “We’re not restaurant people, so we knew that we were going to lease it out.” While he declined to say if they had anyone or any existing establishments in mind, he did share that they had gotten a lot of interest in the space. Loredo declined to share who the architect was, but added that their choice has done similar work at other restaurants in The City. While opening up a new business in San Francisco can be notoriously challenging, Loredo said that so far it’s been smooth sailing. Loredo credited Supervisor Danny Sauter’s office and the new mayoral administration for being supportive and wanting to bring more new business downtown. “We really can’t know until we start submitting our permits, until we actually start the process,” he said. In the meantime, they’re thinking about ways to use the space. Just last week, they partnered with Civic Joy Fund, the group behind Downtown First Thursdays, and several of The City’s night markets, to host a pop-up in the parking lot next to the property. Located in an alley between Post and Sutter Streets, the event aimed to bring together community members to enjoy the outside space. Organizers brought in potted plants, strung up lights and provided seats to attendees who stopped by to enjoy the food, drinks and music. This sort of event wouldn’t be a permanent fixture, Loredo said, but he and Nativdad are considering ways to capitalize on having access to an outdoor space, such as introducing a cafe or community gathering place. “It’s important as a business to give back to the community, open up our doors,” he said. “Well, our parking lot.” They’re keeping in mind how much people have valued the businesses at 20 Cosmo that came before, with old customers reaching out and sharing how they’ve marked milestones there over several decades. Le Colonial was open for 26 years until it closed in 2024, while Trader Vic’s occupied the space from 1950 to 1994. “We want to continue that legacy. We want the next business to be there, 25, 40 years as well,” Loredo said.
