The Ledbetter neighborhood in West Dallas, Red Bird in southern Dallas and Vickery Meadow in northeast Dallas are among the neighborhoods at higher risk of gentrification.
Gentrification is a process that occurs when a neighborhood changes as new investment floods a historically marginalized neighborhood, resulting in rising property values and housing costs. Reducing the supply of affordable units, the neighborhood is physically transformed by the influx of new, higher-end construction, the neighborhood’s demographics shift, and the cultural character of the neighborhood changes.
Stephanie Champion, the chief of Community Development and Policy for Builders of Hope, said if some policies had been implemented 10 years ago, the city would be in a very different situation than where it is now.
