The study aimed to answer one question: which city centers provide the best value to its residents?

Dallas investor SPI Advisory purchased the Cortland Good Latimer apartments near downtown Dallas' Farmers Market.Dallas was crowned No. 1 in best downtown living, leading the country in luxury apartments, living amenities and spacious floor plans, according to a new study.

The study, conducted by California-based storage company Storage Cafe, aimed to answer one question: which city centers provide the best value to its residents? “Downtown living is a matter of choice and priorities, and often it boils down to whether the pros outweigh the cons,” the reads. “It’s also true that some places make it much easier than others for residents to enjoy an urban lifestyle.”To come up with a top 10 list, researchers selected the 30 most populous metroplexes in the U.S. and compared their central areas using cost of living, rental inventory, and apartment amenities among other factors. Cost of living included income percentage spent on rent as well as the cost of groceries. After crunching the numbers, Dallas came out on top for downtown living standards — ranking highest in the categories of apartments with gyms and apartments located in luxury buildings. In addition to exceptional amenities, the study said that Dallas apartments also excel in ample personal space, offering an average of more than 995 square feet of space per person. StorageCafe also looked at cities’ self-storage capacity, used by many apartment occupants to maximize their living space. Dallas also rankedAdditional metrics used in the study included safety, public electric vehicle chargers, entertainment opportunities and education levels among the adult population. A few other Texas cities also made the list. Austin, which was No. 2 on the list, ranked among the highest for safe and sustainable living, coming in first for eco-friendly downtown living. The capital of Texas boasts a largely educated adult population and several green, LEED-certified apartment buildings, according to the report. The study also refers to Austin as one of the most “liveliest areas in the country,” home to musical performances like South by Southwest and Austin City Limits. Houston ranked No. 7, which scored highest in rent-income ratio, apartment personal space and access to fitness centers. Researchers also classified Houston as one of the most affordable downtown areas in the country.There’s a reason why Texas cities and other southern parts of the country ranked high on the list. According to study, it has to do with “the Southern boom.”According to the 2021 U.S. Census,In order to keep up with this growth, developers began to prioritize building downtown apartments, and consequently luxury residences., StorageCafe found that mid-sized cities in Arizona and Texas led the country for premier apartment living. Nashville, Tenn. also made it onto the list at No. 6, coming in right before Houston. The Southern country music hub ranked high in apartment availability as well as recreational options, including access to restaurants, theaters and shopping centers. According to the study, Southern downtown areas outshine others in housing and culture, as well as provide an ideal environment for families looking to raise their children.
