Real estate firm Lincoln Property Company, fiber internet provider Gigabit Fiber and investment firm Tradition Holdings announced a partnership Wednesday to develop a communications infrastructure campus in Red Oak.The 131-acre facility will house more than 800,000 square feet of data center and tech space and up to 540 megawatts of total power. A single megawatt of electricity can power about 200 Texas homes during periods of peak demand, according to ERCOT.
Lincoln will provide capital, financing, and development expertise. The campus is designed to handle cloud computing, artificial intelligence, and high-capacity, low-latency optical networks, according to a news release.“South Dallas is booming with activity and a growing demand for data center assets. There are currently projects in the works that will deliver over 1.5 gigawatts of planned capacity.
Gigabit Fiber will begin construction on the campus in the first quarter of 2025 with a 7,500-square-foot, 2-megawatt facility. “For over three years, Gigabit Fiber has been expanding fiber networks to support hyperscale facilities in South Dallas, Tom Spackman, CEO of Gigabit Fiber, said in a statement.Dallas-Fort Worth has North America’s second-largest data center market with 591 megawatts of data center space. Data center space under construction in D-FW hit a record high during the first half of 2024, according to CBRE’s latest North American Data Center Trend Report.
