Dallas developer Trammell Crow Co. and its partners plan to build a new 12-story luxury office tower on McKinney Avenue where The 300,000-square-foot development, called Knox & McKinney, will feature office and retail, said Cynthia Langhorst, global head of communications for Trammell Crow.

The move comes after Trammell Crow Co. and BDT & MSD Partners signed a long-term ground lease for a handful of addresses at the southeast corner of Knox Street and McKinney Avenue. Other partners on the project include The Retail Connection and Highland Park Village Associates.Langhorst said in a statement the owners are excited about the new project thanks to “robust retail demand” in the neighborhood and the success of theirCurrently under construction, Knox Street Development’s 150,000 square feet of office space was 100% preleased two years before it was finished. Tenants include ISN Software Corp. and law firm Paul Hastings.“We’re excited to get started on the next phase,” said Ray Washburne, who oversees Highland Park Village Associates. “As you’ve seen in Uptown, all the Class AA new space — everything’s leasing up."the former site of Desert Racer, a restaurant known for its massive patio and generous parking lotIn the first quarter of 2025, Dallas-Fort Worth reported more office space was leased than vacated for the first time in over two years. Overall net office absorption was 272,890 square feet.
