Steller's Blair Bryant is joining Vicky and Steve Brase for a final tour of their home overlooking the Heritage Eagle Bend golf course before it hits the market. The Steller Group, Inc., specializes in assisting with downsizing moves, including listing, selling, enhancing saleability, handling discards, embracing low-maintenance living, and facilitating purchases and rentals.

Steve and Vicky Brase, both in their 70s and in good health, could have held onto their charming 4-bedroom ranch on Heritage at Eagle Bend Golf Club for years. However, they've decided to sell now, a move senior move experts consider wise. 'The majority of the baby boomer generation hasn't yet relinquished the homes that served them well during their younger years,' explains Blair Bryant of The Steller Group, a real estate agency with a Senior Solutions Division catering to sellers like the Brases. 'As these houses enter the market in the coming years,' Bryant adds, 'the increased supply will likely weaken the market compared to its current strength.'Timing the sale is just one advantage for couples like the Brases who have been proactive in preparing for their move. This allows them to choose an opportune moment, such as heading into springtime, traditionally a period of high buyer activity. 'As in previous years, we observed a scarcity of buyers in the market leading up to the holidays,' notes Bryant. 'However, since New Year's Day, I've had two homes go under contract, and I'm seeing an abundance of buyers actively seeking properties.' If you're among those buyers, Bryant can showcase the Brases' attractive 4-bedroom, 4-bathroom ranch plan with an open kitchen/family area, boasting a view of the 7th and 8th fairways of Heritage Eagle Bend Golf Club. The home at 7831 S. Algonquian Way is priced at $875,000 (call 720-443-2804 to schedule a visit). It's situated in one of Colorado's premier areas for low-maintenance ranches, conveniently close to E-470 with easy access to Park Meadows, the Tech Center, and DIA (a 20-minute drive). Meanwhile, as Steller prepares the home for market this weekend, the Brases are settling into a spacious 2-bedroom plan at Wind Crest, a senior living community in Highlands Ranch. They're drawn to the community's lifestyle amenities that cater to their active lifestyle and desire to make new connections. 'There are so many residents here from Heritage Eagle Bend that they call it HEB West,' jokes Vicky Brase. She began exploring senior communities in 2023 when the couple joined a priority list to secure a desirable unit in the largest Wind Crest buildings.Vicky and Steve then attended one of Steller's free seminars on senior moves (a seminar is scheduled for Wednesday, January 22nd) to gain insights into the market and the most effective techniques for preparing to sell. 'I'm not a hoarder,' quips Vicky, who spent her career teaching for Cherry Creek Schools. She proactively began decluttering their basement, capitalizing on the opportunity to create 'memory books' from accumulated photos for each of their five children. While the couple decluttered, Steller's Bryant provided guidance on readying the home for sale (he recommended minimal upgrades, including new backsplashes, to showcase the property's best features). Steller has an in-house contractor to assist with these upgrades and other professionals to help with decluttering, staging the home for sale, and managing the move. Steve Brase highlights another reason to start the process early: Prices at communities like Wind Crest are likely to increase this year due to rising construction costs.
