The Colonial Park Mall in Lower Paxton Township was rezoned in 2020. Now it is preparing for an online auction later this month, according to township officials.
Madison Montag | [email protected] Towne Center zoning aims to blend residential, commercial, cultural, institutional and entertainment uses within the mall as a way to proactively approach ever-changing consumer habits, like online shopping., Towne Centers require a minimum of 5% and maximum of 70% of floor space for offices, entertainment, institutional, retail, restaurants, and related uses. Residential areas in the zone must take up 20% of the floor, but also have a 70% cap.
“We cannot let these sites die on the vine,” Fleming said. “I’m committed to working with municipalities such as Lower Paxton Township to ensure large properties, like the Colonial Park Mall, don’t fall into blight and disrepair.” When asked about concerns surrounding expensive, luxury apartments and condominiums being built, when more affordable homes are needed, Fleming assured the leasing models will not be the same as the King of Prussia area.
