Work on a $370 million high-rises planned in Uptown Dallas is scheduled to begin later this year, according to new state filings. Kaizen Development Partners, HN Capital Partners and public broadcasting station KERA are partners in Chalk Hill Towers, a mixed-use development set between North Harwood Street and Harry Hines Boulevard.New project details emerged Monday in a filing with the Texas Department of Licensing and Regulation.

Construction on the two-tower project is set to begin in June 2025.The towers will sit on an eight-level podium garage. The office tower will be 16 stories and 420,000 square feet. The combined hotel and condo tower will be 22 stories and 470,000 square feet, according to the filing.The project’s estimated completion date is January 2028, and estimated construction costs are $370 million. BOKA Powell is listed as the project’s design firm. Details in state filings are preliminary and subject to change without notice. Kaizen Development and HN Capital did not immediately respond to questions regarding the project.Kaizen announced in September 2023 that it entered into a partnership with KERA to build the mixed-use high rise. KERA sold 2.4 acres of its campus for the project and planned to build a new headquarters on its remaining land. Last April, HN Capital Partners joined the project.
