Boggy, outdated, and far away from London, the former Prince Andrew’s new reported home of Marsh Farm shows just how on the fringes of the family he really is.
They’re woven through tales of its history and its colorful occupants: like King George IV, a monarch known for his extravagant fashions, Margaret and Elizabeth, who lived there before their father ascended to the throne, and the Queen Mother, who lived amongst its 30 stately rooms until her death in 2002.
Cathcart also writes prolifically about its architecture—brick, with Georgian and Victorian detailing—as well as its interiors: The Royal Lodge, she notes, was known for its “superb Gothic windows.” Cathcart’s book, written in the ’60s, ends before the time of the Royal Lodge’s current occupant: Andrew Mountbatten Windsor, formerly known as Prince Andrew. Probably for the best. In her introductory author’s note, Cathcart says her book “originated as an intended entertainment for a royal lady.” And while the past tenants of Royal Lodge exuded an elegant lore for the highbrow interests of a viscountess, the Jeffrey Epstein–associated Andrew is shrouded in such scandal that if Royal Lodge had been put on the real estate market, the listing price might have knocked down a few million. Although that hypothetical will never happen. The Royal Lodge, located on the vast grounds of Windsor Castle and Great Park is a property that’s owned by the monarch and given or rented to family and friends of the Crown. After putting down £1 million towards the property in 2003 as well as paying for renovations, the Times of London reported that Prince Andrew hadn’t made a traditional rent payment in 20 years toward Royal Lodge. According to the lease, he’d pay “one peppercorn .” He certainly got his use out of it. He hosted Ghislaine Maxwell and Jeffrey Epstein at Royal Lodge in 2006, ahead of his daughter Princess Beatrice’s 18th birthday—despite the fact that there was an U.S. arrest warrant issued for Epstein a few months prior. “Certainly I wasn't aware when the invitation was issued what was going on in the United States and I wasn't aware until the media picked up on it because he never said anything about it,” Andrew told BBC Newsnight. Andrew also had a significant amount of staff at the property. In October 2025, King Charles III stripped Andrew of his royal titles and announced his eviction from the Royal Lodge—such a disgraced figure, essentially living for free in such a grand property, had become a PR nightmare. Months later, British tabloid reports emerged that he was set to move into Marsh Farm. Marsh Farm is not on the grand grounds of Windsor Castle, which is an hour away from London. Instead, it lies within the Sandringham Estate in rural Norfolk, where the royal family spends Christmas. The Sandringham property is much less frequented than Windsor Castle, where King Charles and Queen Camilla spend their weekends and Prince William and the Princess of Wales live most of the time. It’s about three hours away from both Windsor and London. Originally, more centrally located royal properties were mentioned in the royal rumor mill: multiple outlets reported that he was eyeing Frogmore Cottage, the former five-bedroom home of Prince Harry and Meghan Markle that was said to be designed by former Soho House interior decorator Vicky Charles. Then it was reported he was eyeing Adelaide Cottage, the former home of the Prince and Princess of Wales, which was vacated late last year when they moved to their new, bigger property of Forest Lodge. But those were soon dismissed—and the contender emerged: Marsh Farm. There are no books written about Marsh Farm. In fact, it’s barely even mentioned in books written about the Sandringham Estate: Most of the material written about the estate skips over the dilapidated farmhouse entirely, in favor of grander, more historically relevant homes. The book that does mention a property of that name, The King’s Homeland, published in 1904, does so briefly and not favorably: “For a few minutes' stroll along the rough marsh roadway, which branches off from the main road through the village near a farmhouse known as the Marsh Farm, will bring him to the embankment, or sea-wall, which protects the reclaimed land from the sea. But he must not expect to find beyond this sea-wall a shingly beach or a stretch of golden sand, for not of such are the shores of Wash. Instead he will see, if the tide be out, an apparently limitless expanse of gleaming—and often steaming—ooze.” Amenities at Marsh Farm appear to be a dramatic step down from the Royal Lodge: five bedrooms, two reception rooms, and a kitchen in desperate need of a remodel. “Not much is known about it. It’s quite boggy, a bit of a shell. It’s not finished yet,” Robert Jobson, author of The Windsor Legacy: A Royal Dynasty of Secrets, Scandal and Survival says, adding that Royal Lodge was a “huge mansion.” While sister Anne maintains Gatcombe Park and an apartment in St. James Palace, and brother Edward’s Bagshot Park is reported to have an astonishing 120 rooms, Andrew’s eviction to Marsh Farm shows just how much he’s gone from prince to relative pauper. When Andrew does move, he can do it in secret: Sandringham has a no-fly zone over it, which means no camera-wielding drones—although there have been reports of construction materials outside Marsh Farm. The visual of his spectacular domestic fall from grace will just have to be left up to the imagination.
